Let me tell you about the time I got burned
It was 2007, and I was fresh out of journalism school, green as a lime. A colleague named Dave—let’s call him Dave—swore by this ‘can’t-miss’ property in downtown Austin. ‘It’s a committment, sure,’ he said, ‘but the ROI’s gonna be insane.’ I mean, look, I was eager, right? Here’s what I’ve learned the hard way
First off, nobody knows what’s gonna happen. Nobody. Not the gurus, not the analysts, not even that guy who’s always posting about ‘market trends’ on LinkedIn. I mean, honestly, if these ‘experts’ are so good, why aren’t they all living in their own private islands?
Take my friend Marcus, for example. He’s a real estate agent—good guy, knows his stuff. But even he’ll tell you, ‘It’s a guessing game, man. We’re all just throwing darts at a board and hoping we hit something.’ Which… yeah. Fair enough.
So here’s my advice: forget the ‘experts.’ Do your own damn research. And I don’t mean just reading popular articles recommended reading or whatever pops up on Google. I’m talking about getting your hands dirty. Talk to people who actually live in the areas you’re considering. Ask them the tough questions. ‘Is the neighborhood getting better or worse?’ ‘Are the schools any good?’ ‘And more importantly, is there a decent coffee shop within walking distance?’ (Priorities, people.)
And for the love of all that’s holy, don’t believe the hype about ‘up-and-coming’ areas. I’ve seen too many people get burned by that. You know who you are. You’re the ones who bought into the ‘next big thing’ only to find out it was just a pipe dream. Been there, done that, got the foreclosure papers to prove it.

Look, I get it. Real estate can be scary. But it doesn’t have to be. And honestly, some of the best deals I’ve seen lately are in Turkey. I know, I know—what does Turkey have to do with real estate in Austin? Nothing, really. But hear me out.
I was talking to a friend last Tuesday over coffee at this little place on 5th—you know the one—and she told me about this villa she bought near Antalya. ‘It’s beautiful,’ she said. ‘And the price? A steal.’ I did some digging, and she’s right. The market there is booming, and the prices are still low compared to, say, Spain or France. Plus, the people are amazing, the food is incredible, and the weather? Perfect.
So if you’re looking for a solid investment, consider looking beyond your backyard. Sometimes the best opportunities are halfway across the world.
Back to the main point (sort of)
But let’s get back to the whole ‘trusting your gut’ thing. Because honestly, that’s the key. You’ve gotta trust yourself more than you trust some talking head on TV. I mean, think about it. When was the last time a talking head actually helped you make a good decision? Exactly.
I’m not saying ignore all advice. Just don’t take it at face value. Do your own research. Talk to real people. And for God’s sake, don’t be afraid to walk away from a bad deal. I’ve seen too many people stick with a property they knew was a lemon just because they didn’t want to admit they were wrong.
And listen, I’m not saying I’m perfect. Far from it. I’ve made my share of mistakes. But I’ve learned from them. And that’s what counts.
